Shopping centres are immune to the economic downturn

Once again.... can we have some objective news coverage. In this case we need store holders giving their details of performance. Are you seriously telling me that shops such as Hugo Boss in Kaubamaja (who have already been highlighted in BBN for financial difficulties) are not struggling in retail space? how many of these retail outlets are behind on their rent?
Real estate agencies ONLY current business is retail rentals and therefore this statement is merely protectionism by justifying their need to keep rentals high.
The only businesses making significant retail sales are those in comfort purchases such as fast foods. In the UK sales of Domino Pizza have tripled since the economic decline and outlets dealing in sandwiches (Subway another good example in UK), pizzas, and even macdonalds are making bigger bucks due to the cost outlay to the consumer being so low.
As for luxury goods shops, I would really like to see their sales figures in comparison to last year. answer

Hahaha, this like all the landlords explaining how real estate prices can't fall much lower, now is a good time to buy.

I know of a store in Viru that recorded all-time record revenue on certain days in December (about 1,500 EEK per m2 for one day). While that doesn't mean everyone is doing well, it shows that success is possible.

I know of stores in other centers/areas (rotermann, forum, old town for example) that are desperate to get out of their underperforming locations into a center such as Viru or Kristina where they have a chance of staying in business.

I understand that both centers still have waiting lists of tenants wanting to come in, so the center's can maintain/increase rental rates for the moment. answer

I go to Stockmann several times a week and while there are less customers overall, there is no way one can say the place is empty. answer

This may hold true for some of the more popular places, like Viru Keskus.

However, go take a walk into Forum or Rotermanni. The Petersen cafe in Forum has been closed for months, with no replacement last time I checked. Same with the Jumper store in Forum.

Rotermanni is a ghost town every time I go there. It's like being in your own private shopping mall. answer

Read the article!
It is about shopping centers (not the shop itself) doing good business (for now!) not about the retailer who only just can afford to pay the rent.
Vacancy is zero and rents are not lower!

I think you are absolutely correct. But again it seems Estonia somehow is different from normal economic laws. Last weekend I had a coffee in Waynes coffee in Viru Keskus. First thing I see is that two old shops are closed (EMT and a flower shop) and they are replaced by - yes you guessed it - two luxury jewelry shops. 10 meters in between, seems the owners expect demand will be very, very high. Great, isnt that exactly what Estonians should spend their money on now... answer

These shops aren't closed. They're about 20 meters away (formerly there was Bann and Cook or Wunderbar or something). They changed the concept and now try to have similar shops near each other.
