Pro Kapital Grupp launches public offering

I just looked over the prospectus, so I'll save everyone some time:

They made a loss in 2009 and 2010. They would have also made a loss in 2011, except they sold their share of the Kristiine shopping center and that made a big profit for them in 2011.

They want to use the money on 3 projects: a shopping center in Tallinn on Peterburi 2, a housing development in the Tondi area of Tallinn (118mln EUR), and a housing complex in Riga.

The shopping center in Tallinn is within view of both Ulemiste Keskus and Sikupilli Keskus. Does that area really need a 90 million EUR shopping center with 200 shops?

Let's see.. a city with so much retail space that projects are already failing (Rotermanni Keskus, Foorumi keskus) and a country with a declining population... and they want to build a new shopping center and a huge housing development.

Yes, many shopping centers where almost the same shops are seen. And that is not only in Tallinn. In Riga and in Vilnius too. But as ameeriklane points out, in the country with a declining population how can make profits from an another but the same shopping center? Reply to the comment answer
